Spatium's headquarters is in Rijeka, where we have the most sales, but we cover the entire area of the Primorje-Gorski Kotar and Istria counties. We are opening an office in Crikvenica in October, and in Poreč by the end of the year.
When we talk about real estate for tourist purposes, in Istria and Kvarner, vacation homes with swimming pools are the most sought after. Investors are looking for suitable land for the construction of such properties, and Gorski Kotar is increasingly interesting as a location. Luxury apartments are also in demand in the Kvarner area. Primorje-Gorski Kotar and Istria counties are quite different in terms of demand, as transit tourism prevails in Rijeka, so there is also interest in smaller apartments for rent in the city center.
Detached houses are the most sought-after real estate, and the decision whether a new building or an old building is better depends mostly on the preferences of the buyer and on what purpose they will use it for. Restored antiques have their own character and charm, and many buyers, especially foreign ones, want such properties - properties with a story. A thoroughly renovated old building is an advantage for those who don't have time to wait, and the price per square meter fits their budget. When you build a new one from the ground up, you have the opportunity to control the space and functionality according to your wishes from the beginning, but this comes at a price and it takes time. Ready-made new buildings in exclusive locations are therefore always at the top of the most sought-after properties.
In recent years, there has been a great demand for land, but there are few that are ready for construction, formed into plots with access, available infrastructure and a view. If and when there are any, they sell very quickly after they hit the market.
It is true that the demand for luxury real estate is high, because we are an interesting destination. Croatia is a safe country, with an excellent position on the world map, attractive for vacation, life and investment due to its climate and natural beauty. It is also true that there are few luxury properties on offer that really justify the name. So that the investment in luxury real estate is returned in a satisfactory time.
In order to call a real estate luxury, it must be top in all segments. First of all, we start from a prime location, then the project, execution of works, finishing, functionality, interior and exterior, additional facilities such as a swimming pool - every segment is important. Not every slightly better furnished property on the first row to the sea is luxurious, far from it.
More property owners still prefer long-term rentals, but the fact is that this stock of apartments is reduced in favor of daily rentals during the tourist season. Anyone who has surplus real estate and wants to earn more in a shorter period of time - engages in daily rental. Due to the increasing interest in such short-term visits, which last an average of three days, but also due to the rise in real estate prices, in the last few years, long-term rent has become more expensive by 30 to 40 percent. This makes the situation difficult for younger families looking for a home, but also for students because Rijeka is a university city.

The average rental price is currently between 600 and 800 euros, which is at the level of Zagreb, but still more affordable than Split. The arrival of foreign workers also had the effect of reducing the supply of family apartments. In general, there is a lot of demand for apartments in new buildings, especially those who come to Rijeka and its surroundings for work, both foreigners and Croatian citizens, and their priority is unfurnished apartments.

First, determine how much budget you have or, if you are buying on credit, whether you are creditworthy.
